Why Is Adani Samsara Vilasa Gurgaon in Real State Controversial

1 year ago 240

Adani Samsara Vilasa is a luxury residential development spread over 15 acres in Gurgaon. The project was initiated by Adani Group under the leadership of Mr. Jaipal Reddy, Chairman of the Board of Directors and Managing Director of Adani Enterprises Limited (AEL). The project is owned and managed by AEL.

Adani Samsara Vilasa Gurgaon

Adani Samsara Vilasa Gurgaon is a real estate project in Gurgaon, India. It is the second largest theme park in Asia and was inaugurated on 13 May 2018. The theme park has been built with an investment of ₹1,000 crore (US$150 million).

The construction of this theme park has been delayed since 2016 due to legal issues as well as environmental concerns surrounding its location near Nalanda lake and biodiversity rich forest reserve area. In 2017, it was reported that Adani had submitted plans for expansion work on the site which included raising height limits by 25 meters and adding more than 2,000 trees to protect them from being cut down during construction works at the site

Real estate controversy

Adani Samsara Sector 63 is a project of the Adani Group, which is one of India’s leading real estate companies. The project was launched in August 2018 and will be developed on land adjacent to Yamuna Expressway in Gurgaon. It is meant to provide luxury homes at an affordable price range for residents from all over India who want to live close to Delhi but don't want to pay high prices associated with living there because of its reputation as being expensive city.

The first phase includes six residential towers that have been designed by architects including CBN Singh Sehgal (who also designed Chanakya), MVRDV Partners and Make Architects among others

Environmental impact concerns

The real estate industry is notorious for its environmental impact concerns. The construction of a new NH-8 flyover in Delhi has been criticized by environmentalists and activists as it will affect the local ecology, while the construction of Adani Samsara Vilas Gurgaon is facing similar criticism from residents and environmentalists alike.

Displacement of locals

In the process of real estate development, there are several things that local residents are not allowed to do.

They cannot get an opportunity to buy their homes at a fair price. They cannot get an opportunity to buy their homes at all. The developers also don't give them any compensation in terms of money or land for their displacement; they simply abandon them and move on with the project without bothering about their lives or livelihoods at all.

Alleged corruption

Adani is a controversial company. It has been accused of corruption in India, Australia and the United States. In the United Kingdom it is alleged that Adani failed to pay British tax authorities £1 billion (Rs 9,000 crore) in taxes on its UK operations from 2004 to 2009.

In India Adanis subsidiaries are accused of illegally mining coal from wetlands at Dhamra Port in Odisha state which can damage local biodiversity and kill fish stocks if it continues unchecked.[3][4] The state government has ordered an inquiry into these allegations.[5]

Legal battles

Adani has been battling legal battles for years. The company has been sued by the state government of Gujarat, which has asked it to pay a fine for polluting groundwater. It also fought a case against the National Green Tribunal over its mining activities in areas that are sacred to tribal communities.

Adani's ties with politicians have also come under scrutiny. In recent months, both Congress leader Rahul Gandhi and BJP lawmaker Devendra Fadnavis have alleged that they had met Adani executives at an event held at Parliament House in New Delhi last year without taking prior permission from their party leaders or government officials.

Public protests

Public protests are a common practice in India and have become an integral part of the history of this country. The people of Gurgaon have always protested against various projects like DDA properties and other government schemes, but this time around it's Adani Samsara Vilasa that has become controversial due to its size and location.

Public Outrage Against Adani Samsara Vilasa Project

The project developers have been facing public outrage since it was proposed by them in 2006 but they didn't pay heed then too because they thought it would be impossible for them to construct such a large project in such a short span of time without any backup plan. However when things started going southward with regards to their finances after 2008 global financial crisis hit us hard; they had no choice left but accept Idea Bank loan which came with an interest rate much higher than what most private companies could afford at that point in time (10%). They also needed huge amount of money just so they could meet their obligations towards creditors as well as investors like LIC etc., who were backing them up during these times when business was down because many people got scared off investing their money into such risky ventures due mostly likely lacklustre business practices adopted by many organizations operating under same umbrella brand name like Adani Group Companies headquartered out side India."

Lack of transparency

The company has not been transparent about its business practices or finances.

It does not disclose how it uses the land that it owns, and therefore cannot be held accountable for any damage caused by its operations. It also operates with few constraints on its power usage, meaning that there is no way to know exactly how much carbon dioxide emissions will be created by the plant itself or through its operation in general.

Because of this lack of transparency about its operations, there are concerns about whether Adani Samsara Vilasa Gurgaon will cause significant harm to local communities—for instance, if they pollute waterways near Gurgaon’s lakeside areas with waste water from mining activities or show little regard for environmental regulations when constructing facilities like coal mines nearby (which could lead directly into these lakes).

Government intervention

Government intervention is a good thing. It's a necessary thing and it can lead to positive change. In fact, it's the only way that many issues in our society can be solved.

Government intervention is also possible if you think about it critically, but not always desirable or effective because of its limitations and potential for abuse by government officials who wield too much power over their citizens' lives and livelihoods. To put things into perspective: in this country of ours, we have one law per person; there are no laws against murder or rape; you need only pay taxes once per year just like everybody else does (and then some); there are no age requirements for buying alcohol or cigarettes; etcetera ad nauseam...

Violation of building codes

  • Violation of building codes: The company has violated the building code by not following it in its construction, which could lead to structural issues and even fires.

  • Impact on property values: Real estate prices tend to go up when a new project comes up in an area, but this will affect property owners who bought their homes before Adani's announcement.

  • Impact on local community: A lot of people in Gurgaon oppose the project because they feel that it will be harmful for the environment and their own health, as well as potentially cause other problems such as increased pollution levels and noise pollution from construction sites nearby.

Impact on property values

Property values have been affected by this controversy, and not just in Gurgaon: property values have been affected by the controversy because of its complicated nature.

Property values have also been affected by the controversy because of its complexity.

Ethics of business practices

Ethics is an essential topic in business practice. It is important for businesses to have strong ethical standards, which help them maintain trust and confidence from their customers, suppliers and employees.

It is also necessary for a company to abide by laws and regulations that govern the industry it operates in. In this case, it is important that Adani Samsara Vilasa Gurgaon has ethics in place as well as good compliance with all applicable laws such as National Green Tribunal (NGT) guidelines or environmental pollution control board (EPCB) norms etc., so that it can operate smoothly without causing any harm to anyone's health or environment around us

In a nutshell, the Adani Samsara Vilasa Gurgaon project is not only controversial but also ethically problematic. The location of this project in the heart of Delhi and NCR poses a threat to residents of nearby areas as well as national security. It is important that citizens stand up against such projects which are being built with impunity while ignoring environmental issues or displacing locals without their consent.
